I went into the woods because I wished to live deliberately, to front only the essential facts of life. and see if I could learn what it had to teach, and not, when I came to die, discover that I had not lived.

- Henry David Thoreau

Issue
Developers are working to use a loop-hole in our zoning process to push large developments through in what is supposed the be the transition zone between urban and rural parts of the county. Comprehensive Plan Amendments (CPAMs) are a tool originally designed to allow the county to make minor adjustments to the comprehensive plan. Developers are using this tool as a means to push through a major change to your comprehensive plan: 28,000 more homes than our current zoning allows. What does this mean to us?

According to our own Loudoun County Planning Staff, it means:

  Current Zoning Developer CPAM Proposals
# New Houses 4,571 27,977
Population Increase 14,307 77,451
Average Daily Car Trips 46,994 299,166
Infrastructure Costs $172 Million $791 Million
Additional Students 3,657 15,997
# New Schools Needed 4 14

What does this mean for wildlife? Unprecedented loss of habitat. Unfortunately, the county does not measure the impact to our clean air or clean water and there is no analysis of the loss of species but just like people, wildlife need food, shelter and places to raise their young. Diversity of species as well as our own quality of life will be lost if these CPAMs go through.
